Building Landman Development into the name people search for

Jarrett Coulson is building Landman Development into its own presence, separate from Every Door Real Estate's existing brand. This plan lays out how we get Landman Development found, both on Google and on the AI tools buyers and sellers now use to research land and cash offers, across Seattle and the greater Puget Sound region.

What follows is our assessment of where things stand today, the opportunity in front of Landman Development, and exactly what we would do about it.

01

Where things stand today

No online presence yet

Landman Development has no dedicated website, landing page, or Google Business Profile today. The only public presence we found is an Instagram account Jarrett runs personally, and Every Door's own site doesn't mention Landman Development either. That's a real gap, but also a clean start, there's nothing old to undo.

The competitive landscape

We looked at who else shows up in this space in and around Seattle.

01

Seattle Land Broker

The strongest of the three local players, with real case studies and a working site, but no blog, FAQ, or structured data, and almost no visibility in AI search yet

02

Seattle Land Development

A thin site with a broken acquisition page and no meaningful Google or AI presence

03

We Buy Land in Seattle

A basic lead capture page with generic messaging and no educational content for Google or AI to draw on

04

landmandevelopment.co

A well built, national land acquisition site under a similar name, run by a different, unrelated company. It has real content and backlinks but almost no search or AI visibility of its own today

The short version: nobody in this space, locally or under a similar name, has done the work yet. Whoever puts real content and structure online first has a genuine head start in both Google and AI results.

A naming risk to flag

landmandevelopment.co is a confirmed, unrelated national company, not connected to Jarrett or Every Door. Because the names are close, Landman Development needs its own dedicated domain and consistent details everywhere online so Google and AI don't confuse the two.

02

The opportunity

Real search demand

Land and scrape and build deals happen across the wider Seattle area, not just inside city limits. This plan targets Seattle plus Tacoma and Bellevue, with real monthly search volume behind each (Ahrefs, US, pulled 22 Sep 2026):

0/ mo

sell my house for cash tacoma

0/ mo

sell my house fast for cash in seattle

0/ mo

sell my house for cash seattle washington

0/ mo

sell my house for cash bellevue washington

0 to 0/ mo

sell land for cash seattle

0 to 0/ mo

we buy land seattle

The land and scrape and build language itself barely gets searched. Sellers use the same terms as any cash offer seller, so we lead with the high volume cash offer terms above and use scrape and build as the on-page differentiator, not the keyword target.

Three ways to win

01

Google rankings

None of the local competitors publish the city specific, real-answer content Google rewards. Whoever does it first has a real head start on the terms above.

02

AI citations

Ask ChatGPT, Gemini, or Perplexity who buys houses for cash in Seattle today, and no local competitor comes up. AI tools tend to cite whoever answers clearly first, not whoever has the biggest brand.

03

Answer engine optimization (AEO)

Writing content in the direct question and answer format AI tools pull from, so Landman Development becomes the sourced answer, not just a search result, a second front door for leads alongside Google.

This window won't stay open. It's easier to be first than to catch up later.

03.1

What we'll do: build the foundation

What

A dedicated landing page for Landman Development, its own domain and look, carrying the Every Door name alongside it for trust.

Why

Right now there's nowhere for a Google search, an AI answer, or a referral to send someone. This is the foundation everything else in this plan points back to.

What it achieves

A credible place to request an offer, and something real for Google and AI tools to read instead of nothing.

What's on the page

Clear identity

Landman Development's own name and look, with a short "part of Every Door Real Estate" trust line

Two offer paths

Cash offer and scrape and build, each explained in a couple of sentences with its own call to action

Address lookup tool

Visitor enters their property address to start a request, the pattern every competitor already uses

FAQ section

Direct answers to the questions people actually ask: how offers are calculated, how fast closing happens, whether there's any obligation

Credibility

Jarrett's background, the Every Door affiliation, and a few real local deals once Jarrett can share them

Example

Here's the kind of direct FAQ answer we'd write into the page itself, the type of content both Google and AI tools reward:

How fast can Landman Development close on my property? Most cash offers close in 7 to 14 days. We handle the paperwork, there's no financing to wait on, and no repairs or showings required before closing.

03.2

What we'll do: SEO and local content

What

Blog articles, city pages, and schema markup, written to directly answer what Seattle area sellers are searching.

Why

None of the local competitors publish content like this today, and Google rewards whoever does.

What it achieves

Steady organic traffic that doesn't depend on paid ads, plus content that feeds the AI search work below.

Content we'd start with

  • How a scrape and build cash offer works in Seattle, step by step
  • What your teardown or older home is worth to a developer versus a traditional buyer
  • Cash offer versus listing with an agent: timeline and proceeds compared
  • City pages for Seattle, Tacoma, and Bellevue, plus the Seattle neighborhoods with the most teardown and infill activity
  • Zoning and lot size basics for Seattle sellers considering a sale to a builder

Example: structured data

Schema markup is code search engines and AI tools read directly. In plain terms, it looks like this:

Business name: Landman Development
Type: Real estate investment / land acquisition
Serves: Seattle, Tacoma, Bellevue, and the greater Puget Sound area
Offers: Cash offers, scrape and build offers
Part of: Every Door Real Estate

None of the three local competitors have this in place today.

03.3

What we'll do: AI search and answer engine optimization

What

Work aimed at getting Landman Development cited by name when people ask ChatGPT, Gemini, or Perplexity about selling property in Seattle.

Why

Nobody local shows up in AI answers today, and whoever earns those citations first tends to keep them.

What it achieves

A second lead channel that doesn't depend on winning a Google results page.

How we get there

  1. Entity clarity. One consistent name and description everywhere, so AI models don't confuse Landman Development with landmandevelopment.co.
  2. Structured data. The schema markup above, so AI systems can parse exactly what Landman Development does and where.
  3. Direct answer content. FAQ style content phrased as a clear question and answer, the format AI answers pull from most.
  4. Third party mentions. Directory listings, forums, and press mentions, since AI models weight independent sources over a business's own site.

Example

Here's the kind of direct answer we'd build into the page and FAQ content, written the way AI tools prefer to pull from:

Does Landman Development pay fair market value?Yes. Offers are based on your property's development potential, not a discounted "as-is" home price. Because there's no financing, appraisal contingency, or listing commission involved, most sellers net a comparable amount to a traditional sale, with far less time and hassle.

That gives an AI tool a clear, quotable answer to pull from, by name.

03.4

What we'll do: local listings and reputation

What

Getting Landman Development listed everywhere a buyer, or an AI tool, expects to find a credible local business: Google Business Profile, investor communities, directories, and press.

Why

AI tools and Google both weigh independent mentions more than what a business says about itself.

What it achieves

A wider footprint of credible mentions that reinforce authority and feed AI citations.

Where we'd start

  • A Google Business Profile for Landman Development, its own listing, separate from Every Door's
  • Presence on BiggerPockets and local real estate investor forums, where cash buyers are already discussed and cited
  • Local Seattle area business directories and BBB, matching what Every Door already has
  • A press mention or two announcing the Landman Development launch, giving AI tools an independent source to cite alongside the site itself

Example

A Google Business Profile gives Landman Development its own Maps presence across Seattle, Tacoma, and Bellevue, plus a direct line for "cash home buyers near me" searches.

04

The first 90 days

1 to 3

Foundation

Domain, landing page build, schema markup, Google Business Profile, brand and entity setup kept clearly separate from landmandevelopment.co

4 to 6

Launch and seed content

Page goes live, first 4 to 6 blog and FAQ articles published, directory and BBB listings submitted, press mention pitched

7 to 10

Authority build

City and neighborhood pages added (Seattle, Tacoma, Bellevue), forum presence started, first local case studies added, reviews requested

11 to 13

Measure and expand

Rankings and AI citations tracked across ChatGPT, Perplexity, and Gemini, results reviewed with Jarrett, next phase scoped based on real lead volume

What to expect: 90 days and 6 months

Where we start from

These are directional goals, not guarantees, no agency can promise exact rankings. They're based on how weak the current competition actually is: across all four sites we reviewed, including landmandevelopment.co, the baseline today is zero organic keywords ranking, zero organic traffic, and zero AI citations. That's the bar being cleared.

Google rankings

90 days

Ranking for long-tail, low-competition local terms, strongest early movement likely in Tacoma and Bellevue

6 months

Page one visibility for the core Seattle, Tacoma, and Bellevue cash offer terms, plus neighborhood pages ranking locally

AI citations

90 days

First citations appearing on at least one tracked platform (ChatGPT, Perplexity, Gemini, Copilot) for direct brand and FAQ questions

6 months

Consistent citations across most tracked platforms for core questions (who buys land or houses for cash, how scrape and build works)

Organic traffic

90 days

Early but real organic sessions as new pages get indexed

6 months

Meaningful month over month growth in organic sessions and form submissions, tracked against the zero baseline today

We'll track and report against these monthly.

05

What this achieves

By the end of 90 days, Landman Development goes from no online presence to a clear, credible, searchable identity across Seattle, Tacoma, and Bellevue, distinct from Every Door's brand and protected from confusion with landmandevelopment.co.

That means: a live landing page built to convert, a growing library of content earning organic traffic, early AI visibility, and local listings reinforcing credibility.

Most importantly, Landman Development stops starting from zero. It becomes the business Google and AI tools point to first, in a space where nobody else has done the work yet.

Next steps

Confirm Landman Development's exact operating radius and priority cities with Jarrett, then we lock scope and timeline and get started.

Thank you

Thank you for the opportunity to put this together, Jarrett. We're excited about what Landman Development could become, and we'd love to be the team that helps build it.
